Practical information
You want your accommodation to be pleasant, of course. That’s why Globiss’s portfolio consists exclusively of student rooms that are newly furnished in a contemporary style. What’s more, our full-time handyman and maintenance service ensures that you can live and study in the best conditions.
However, if you have any practical or administrative questions, then take a look below.
Rooms
How big are the mattresses in the rooms?
All mattresses are 90 cm x 200 cm.
Will Globiss also clean my room?
No. We only clean the common areas. This means hallways, shared kitchens, living areas and shared bathrooms. You are responsible for cleaning your room yourself.
I have connected a TV, but there’s no picture.
Only the connection is provided in your room; you must take out a subscription yourself. This can be done through Telenet. If you make an appointment, you must let us know at least a week in advance so that we can open the basement.
I would like to bring my own furniture. Will you take away the existing furniture?
No. As a tenant, you are responsible for everything in your room. For example, if you want to put in a different bed, you can do so, but you must remove the original bed yourself. Please note: when your rental agreement expires, you must of course ensure that the original furniture is placed back exactly as it was at the start.
Practical details
There is parking at or in the building. May I park my car here?
No, these parking spaces are rented out. If you are interested, you can obtain more information at our office.
I have two keys; is one for the front door and the other for the room door?
No, you have two identical keys. Both these keys are for the front door and your room door. If you have a private bathroom elsewhere in the building, this key will open it too.
I’m currently renting a room from you, but would like to rent a different room through Globiss next year.
Internal exchanges are of course perfectly possible. It’s best to visit us in the week before our first open days.
Do you want to attend an open day or arrange viewings?
Rooms or flats can always be viewed by appointment. We are happy to take the time to help you in your search for suitable accommodation.
We also hold open days on two Saturdays in March every year. They are an ideal opportunity to discover our student rooms during a guided tour and to get an idea of what’s on offer and our way of working. The open days are always announced in advance on the website. That way, you can prepare properly for a pleasant day out in Leuven!
Administration
What is included in the rent?
The rent includes fire safety equipment maintenance, waste disposal taxes, cleaning of common areas, managing the waste container (if present) and arranging fire insurance.
What is NOT included in the rent?
The rent (per month) includes all costs apart from electricity and gas. For these you will pay 50 euros per month + a final balancing charge. The city tax for students is an extra cost. This is €100 per year.
I have rented a room; may I have the current tenant’s details?
No, this isn’t possible. We don’t share our tenants’ contact details due to GDPR legislation.
Will I get my deposit back at the end of the rental agreement?
If your room is clean and free from damage, the deposit will of course be refunded. We can only do this by bank transfer, not in cash. If electricity and heating are not included, we will deduct these costs immediately from your deposit before refunding it.
Is any payment required when a rental agreement is signed?
When a rental agreement is signed, we ask for a cash advance of €250.
Standard rental agreement
At Globiss, we use our own rental agreements, in which we try to strike a fair balance between the student and ourselves. View it below.
Accommodation rules
A set of rules will always be attached to your rental agreement. This sets out the “ground rules” of staying in a student room. View it below.
Inventory
Globiss has its own detailed property inventory. You will receive two copies of this when you sign your agreement. You can view it below.
